Understand your lease and save thousands of pounds

The wrong covenant, or employing the wrong professional adviser, can cost a landlord or tenant many thousands of pounds in unexpected repair and decoration costs.  Because the transaction is business-to-business, you will have less protection than a consumer, as the courts assume that you will carry out your due diligence.  Caveat emptor was perhaps no more relevant than here.

It is important that both parties know the extent of the property being leased, what may be done at the property, and what each other’s repairing and maintenance obligations will be.

Your legal adviser and Chartered Building Surveyor should work together to provide this information to the lessor and lessee.
