Carry out your due diligence and get a survey

Often business owners or Landlords are less risk averse than home owners, and so won’t consider having a survey carried out on their commercial property purchase.  But often these are the people who get the most value.

Having a Building Survey Report or briefer Schedule of Condition prepared on the building will give you the knowledge as to what needs, or will need, doing on the property.  Business people are often less emotional in their dealings, so it may be possible to renegotiate the agreed price.  As a minimum, it will advise you what needs to be done for you to comply with your statutory obligations and what should be done to stop repair and maintenance costs escalating.
